Angel Yard is an award-winning co-housing neighbourhood in Norwich city centre.
Made up of a mixture of homes and apartments, the scheme also has a communal south-facing garden and common room. Developed for TOWN, the £9m scheme creates a vibrant, community-focused environment where residents can enjoy both private living spaces and shared amenities that encourage connection, collaboration and a strong sense of belonging.

The solution
Alongside high-quality, self-contained homes, the development features a generous shared ground-floor space designed to bring residents together and support everyday community life. The design promotes both privacy and interaction, with dual-aspect homes, private outdoor spaces, and accessible apartments complemented by thoughtfully planned communal areas. As both Management Contractor and Principal Contractor, we are responsible for the delivery of the development from site commencement through to completion. The project reflects a collaborative approach to placemaking, creating a sustainable and inclusive neighbourhood where residents actively shape and manage their community.

"The appointment of Cognisant Construction Limited as the principal contractor for Phase 2 at Eddeva Park is a milestone moment and the culmination of years of careful planning and consultation. Central to our partnership is a shared goal of generating opportunities that benefit the community beyond the community centre and the 40 per cent affordable housing the site offers, such as apprenticeships and employment for local people. As construction begins, we are looking forward to seeing our vision for a sustainable, high-quality community brought to life."
